I never realized how hard it was to look for and find the perfect house to buy. House hunting can be tedious and tiring, especially after you look at so many homes and still haven't found the right one. You begin to wonder if there really is a "right one" out there for you. The best thing to do is just keep looking, "don't give up" The perfect home for you and your family really is out there. A house that the whole family can and will fall in love with will eventually be shone to you when you least expect to find it.
Try to keep an open mind when looking at each house. Look at all houses that you have an opportunity to look at. Even if the home is in an area that you don't care for and don't think you would want to live in. You might in fact fall in love with the home as well as the area. You never know until you check it out and you will never know if you don't check it out! By looking at all homes it will help you to appreciate a home that is in an area that you like. You won't be so apt to nit pick at little things about the home, once you fine the home in the area that you really want.
You don't always have to use a realtor! If you see a home you like and it isn't in a Realtors hands you can usually get a much better price on the home because you are bi-passing the middle man sort of speak, so you have no percentage for the realtor. I found it easier to do with out a Realtor because we were able to set up the schedules and meeting places instead of having a third person "the Realtor" in the middle wanting to have it his or her way.
The fun part really begins after you find the home. Then you have all the negotiating to do with the seller (That is where you might miss a realtor if you didn't have one) as well as all the paper work, title signing, inspections and the closing of the house. Not to mention the little things that crop up when you least expect them.
"We had our loan approved at the bank before we found our home" That way there was no misunderstanding on how much we could offer for the home". We also had the loan approved ahead of time because we didn't want the disappointment of maybe not being approved at all, or over spending and not being able to get as much as we needed. We wanted to be sure we were good to go before we found our home!
It isn't as hard as it seems, though at times it can get overwhelming. You might even begin to think that there is no perfect home out there for you. Don't give up! There is a perfect home for you! Just keep looking.
We finally found our perfect home after looking over a year. Now it is time to organize and pack "and that can be more tedious and tiring than house hunting", and could be another story (smile).
