The goal of presenting your house for sale is to make the house look inviting to the buyer and to eliminate any claims in the negotiation process for a reduction in price. For example, when I bought my current house I was able to achieve a lower price because the house needed a new kitchen and side fence. The kitchen draws fell out when I opened them. Fence pailings fell off when I prodded them.
In the Garden:
- Mow the lawns and trim the edges weekly.
- Cover up any ugly spots with mulch
- Plant annuals in your garden beds to provide some instant colour
- Trim any hedges or over grown plants
- Remove weeds and spray edges with weed killer
- Remove all unsightly weeds between pavers and concrete
- Replace any falling off fence palings or dented fence sheets
- Sweep and mop any tiled areas
Around the House:
- Collect all the old bricker-brac, newspapers, magazines and clutter lying around the house and place into boxes. Stack the boxes neatly in the shed. The buyers will just assume that you are getting packed ready to move.
- Remove old tardy furniture and put out into the shed. If you can, borrow nice new furniture to put around the house
- Repair any damaged areas. Make sure all your painting jobs are finished and any tools are placed neatly out into the shed.
- Get your carpets professionally cleaned
- Dust, cobweb, sweep and mop your house on a weekly basis
- Ensure all house features are looking their best, curtains are clean, fountains are working, and the kitchen tap isn't about to spring off
