When thinking about the land you want to buy to become your homestead there are alot of things that needs to be kept in mind.
1. If you are not rich,retired,or working from your home you are going to need a job at least in till you get your feet on the ground.
2. We all dream of being totally independent but there really are some needs that should be thought about or at least at first such as can you get to the local hospital,veterinarian,gas station,food store,or school?
3. Is there more than one way to get to your land in case of a emergency?
4. Your going to want to keep in mind the climate of where you will homestead and if you have never been there you should more than likely take a visit to make sure the seasons are something that you are going to in fact like.
5. Its really not a good ideato buy land that you have not yet seen of course,you are going to want to walk the land and get a feel for it before making a offer.
6. Have a soil test done you are going to want to know if the soil is rich enough to grow crops or if its clay and rocky.
7. If you plan to have livestock make sure to check restrictions for that area.
8. Is there demand for a certain crop in the area?
9. Check with local farmers and see what kind of animals they raise, whats easier to raise and what they have hard a hard time with or failed with due to local conditions.
10.Energy is something else you will want to think about such as is there alot of sunny days, consistent winds, would there be access to hydro power?
11. You will also want to find out if your septic has to be above or under ground also talk to local people about how far they had to dig for there wells.
12. One last thing that should be kept in mind when walking the land, is there to much land or not enough? When thinking of these things remember how many animals you plan to have and how big of a garden, and etc.
