Whether you're preparing for a party or planning to sell your house, staging it will earn you compliments and or cash. Being a leasing consultant and also selling a vacation home I have learn that you never get a second chance to make a first impression; they mean so much, take the time to make it appealing to all . Presentation is everything! I know that some of us may not have the time or the energy however; just a few things will make a world of difference. Before anyone arrives make it smell like grammas' house either bake a batch of cookies or put some vanilla in some water on the stove top and let it simmer.( Vanilla is one of the top scents) Than de-clutter, de-clutter de-clutter. Put or store away anything that you are not using or need, throw away all old magazines' and newspapers, put away mail throw away junk mail this may take a little time but trust me you will feel better after just a few minutes. There are many great items now on the market that can be purchased at your local home store to help with this step. Don't just shove stuff in a closet or cabinet people are looking in these also Clutter makes your space look smaller. Remove personal items such as family photos; (if you're selling) anything on the kitchen or bathroom counter remember you want your potential buyer to see him or herself in this space. Wash windows and window treatments or even replace your window treatments this does make a big difference. Dust is everywhere, so dust or wipe down everything. If you have things on your walls or shelf's consider taking them down and putting them away for your new home or for the season. (Dust does keep smells in) Replace them with a nice neutral piece of art work. Some other things to consider are….

* Cluster of candles for a center piece.
*Fresh flowers only! No Dried floral!
*Put Away Pet Beds and Bowls.
* If possible put litter box outside (Not all are cat lovers)
* Take out Trash
* No Dirty Dishes in Sink
*Open Windows To Air Out Space
